MidAtlantic completed a full façade and shell renovation of a 175,000 SF, two-story former Sears retail center, transforming it into a modern facility to house a new Target and additional future retail tenants. The project focused on enhancing both functionality and aesthetics to meet current building codes and create a welcoming environment for shoppers.
The façade was entirely replaced with a high-performance insulation and rainscreen system, achieving the necessary R-value for the aging structure. Target's branded red ATAS panels and a multi-colored EIFS system were installed, delivering a vibrant and cohesive design that modernizes the exterior. Interior renovations included updating existing mechanical systems, replacing the building’s sprinkler and fire alarm systems, and upgrading the electrical service and distribution systems. Significant improvements were also made to the loading docks to accommodate all tenant areas efficiently.
To support the second-floor retail space, a new entry tower was constructed, featuring two escalators, a passenger elevator, and a freight elevator, providing standalone access to the upper-level tenant suite. This comprehensive redevelopment blends structural upgrades with striking design elements, creating a revitalized retail destination that aligns with modern standards and tenant needs.
