The redevelopment of Building 6 at Spring House Innovation Park in Spring House, PA, involved a comprehensive core and shell renovation of a 43,900 square-foot, two-story building, transforming it into speculative laboratory space within the historic former Rohm and Haas campus. The project focused on updating the building's exterior with modern design elements that align with the campus's aesthetic standards, including blue aluminum-framed windows, dark brown ACM panels, stucco, ATAS metal panels, EIFS, and Nichiha siding. Interior improvements included the creation of a new two-story lobby, core restrooms on all floors, and updated corridor finishes, while electrical and plumbing systems were upgraded in preparation for future tenants. This flexible space was designed to accommodate laboratory users, with the understanding that each tenant would be responsible for their own specialized engineering systems.
